Turning market value into a selling price
Once you have built a value range, you still need to choose an actionable asking price.
If your example is average in condition and completeness, pricing near the centre of the range is easier to defend. If it is exceptional and you can document that, you may test the upper end. If you want a faster sale, moving towards the lower end usually increases attractiveness.
You can leave modest room for negotiation, but avoid heavily inflating the listing simply to "create space"; that can reduce genuine interest.
The best price is not necessarily the theoretical maximum. It is the price aligned with your goals for time, margin and probability of sale.
